Step One

We begin with a phone call or site meeting to discuss the general scope of work you want to achieve your final goal be it your new home as an owner, your design evolve into a building permit and shovels in the ground as the architect, designer, contractor or realtor. An initial site visit will be beneficial to the preparation of the building permit drawings. Upon the decision to move forward at this time we will provide a contract to sign off and proceed on.

Step Two

Upon receiving your sketched conceptual design along with a site survey to apply the zoning bylaw of that city we take the design program provided by the client to produce schematic floor plans and exterior elevations. You will be required to provide the site survey (prepared within the previous 6 months) which is used to determine zoning compliance, if you do not have a preferred land surveyor we can provide recommendations. During this initial phase we will work closely together to establish design modifications based on bylaw and building code requirements.

Step Three

Once you have approved the design development plans we then proceed full on to develop the development/building permit drawing set which will include a site plan, site coverage and impermeability plan, landscape plan, floor area overlays, floor plans, roof plan, exterior elevations, building cross sections, architectural details. Note the required drawing set and plans required will vary from each city, district, municipality, region.

Step Four

With the completion of the architectural permit drawings we will then issue the plans to the required consultants. This typically includes a building envelope engineer, structural engineer and energy consultant. On some occasions a geotechnical will be required. We have close relationships with some of our preferred consultants which we can recommend and obtain proposals for you.

Step 5

Once the consultant drawings and documents are obtained we ensure all disciplines are coordinated and consistent for the permit application to be submitted. At the time of submission we will be informed what the expected wait time will be prior to receiving the building departments review. Revisions may be required and we will address them at the time.

Step 6

Upon receiving the building permit the client will bring to our attention any revisions required to be issued to the city for a revision to permit submission.
